For apartments, villas and small hotels

Direct bookings

A website where guests book directly with you, without platform commission. The calendar stays in sync with Booking.com and Airbnb, and an assistant answers guests in their own language.

Platforms take more every year

  1. Booking.com

Usually around 15% of every booking, more with the visibility programmes.

  2. Airbnb

Since October 2026 most hosts pay 15.5% of every booking instead of the earlier 3%.

  3. Your own guests

Returning guests and people who search for you by name still book through a platform, because there is nowhere else to book.

What you get

01

A website for your guests

Your apartments, photos, location and contact, in English, German and Croatian (more languages on request). Fast on phones and set up for Google, including your Google Business profile.

02

Direct booking

A calendar with your prices and a card deposit. It connects to your channel manager (Rentlio, Smoobu and others), so availability stays in sync with Booking.com and Airbnb and no date is sold twice.

03

A guest assistant

Answers questions about parking, check-in, pets or the beach at any hour, in the guest's language. It only knows what you tell it, never confirms bookings or prices, and passes anything else to you.

04

Returning guests

After their stay guests get a thank-you message with a code for their next direct booking, so next year they come straight to you.

Does it pay off for you?

How many guests switch to booking directly depends on how many come back and how easily new ones find you on Google. Count conservatively. The calculation subtracts the discount you give direct guests and about 1.5% in card fees.

If you don't use a channel manager yet, you pay one directly to its provider, usually from about €30 a month for one property. Prices exclude any VAT.

How it works

  1. A free demo

Send us the link to your listing. Within two working days you get a demo of your own site, with your photos and apartments.

  2. A 20-minute call

We go through the demo, your prices and rules, and the channel manager you use.

  3. Three to four weeks

We build the site, connect the calendar and payments, and teach the assistant about your place.

  4. Before the season

Live in time for the bookings. Each month you get a short report of your direct bookings.

Questions

Do I have to leave Booking.com and Airbnb?

No. Platforms keep bringing you new guests. The site is there so that returning guests and people who find you themselves can book directly.

What if someone books the same dates on a platform?

The calendar is connected to your channel manager, which updates availability on every channel automatically.

How do guests pay?

A deposit by card when they book, through your channel manager's payments or a provider such as Stripe. The rest as you decide.

Can the assistant get things wrong?

It answers only from the information you give us and never confirms bookings or prices. When it doesn't know, it sends the guest to you.

I have just one apartment. Is it worth it?

Try the calculator above. With a smaller yearly revenue it often isn't yet, and we will tell you so.

I already have a website.

We can add direct booking and the assistant to it, or make a new one. The demo shows you the difference.

Want to see your own site?

Send us the link to your listing on Booking.com or Airbnb. In two working days you get a demo with your photos, free and with no obligation.
